Are VA Home Inspections and Appraisals the Same?

Grant Moon

They do sound as if they’re similar, a property inspection and a property appraisal. And yes, different people do in fact visit and inspect the property, but for two entirely different purposes. Let’s look at the purposes of each and how they affect a VA loan.

VA Property Inspections

The first difference between a VA inspection and a VA appraisal is that an inspection is not a need for a VA loan. In fact, a property inspection isn’t a need for any home loan. Some states do require an inspection for termites and other wood-destroying insects, but a property inspection reviews “the bones” of the property. Buying a home without having a professional inspector make a thorough review is ill-advised. What does a property inspector look for? Literally hundreds of things such as:

  • Foundation
  • Basement
  • Structural issues
  • Doors
  • Windows
  • Floors
  • Ceilings
  • Attic
  • Root
  • Electrical systems
  • Plumbing
  • Utilities
  • Appliances
  • And more

The inspector will literally crawl from basement to attic looking for potential problems and if something needs attention, the inspection report will find it.

VA Appraisals

An appraisal is required in order for the VA lender to make a loan approval. When a contract is agreed upon between a seller and a buyer, the sales contract is forwarded to the lender who then orders a property appraisal. The appraisal’s duty is to decide the subject property’s current market value. Regardless of what the sales contract says, the VA lender will always use the lower of the sales price or appraised value when establishing a most loan amount.

An appraiser will physically visit the property as well as research information for similar homes in the area and compare their sales prices with the sales price of the unit. A VA lender wants to have a marketable property as well as make sure the home sold for a reasonable price. If there is a variance of more than 10 percent in the sales price of area homes after all adjustments are made, the last sales price can be lowered.

The property inspection evaluates the property’s physical condition while the property appraisal helps set up the current market value.

The VA Minimum Property Requirements

VA appraisals do however need more information that appraisals for other loan types do not need. The VA has a list of minimum property requirements or MPRs, that must be addressed by the appraiser and appear on the appraisal report. What are some of the MPRs?

The first need is simply that the property must be residential and not commercial and be occupied by the borrower. The appraiser must also make note that the property must have adequate living quarters with a working kitchen, bathroom, and bedrooms.

The property’s electrical and plumbing systems must prove to be in good working order as well as the home having a working heating system along with hot water. The roof is also inspected to VA’s requirements and unlike other appraisal types, if the appraiser finds that there are more than three layers of shingles on the roof, the shingles will have to be replaced in their entirety.

The VA appraiser will also note if there are any hazardous materials on the site and the structure shows no signs of defective craftsmanship, deferred maintenance such as a foundation that appears cracking or a damp basement. And as with other government-backed loans, if the home was built prior to 1978, the property must be inspected for lead-based paint and if found, the offending paint must be removed or covered with drywall or another permanent repair. The VA appraisal is more extensive than other appraisals such as those performed for conventional loans underwritten to Fannie Mae or Freddie Mac guidelines. In fact, the intensity of a VA appraisal combined with a property inspection has kept potential VA borrowers from owning defective properties. The safeguards in place are there to protect the borrower, not simply to terminate a sales contract.

Buying a home

Call for a free consult before buying that perfect home. There are several areas of a home that need careful consideration before searching or choosing a Realtor. When selecting the right home is often very challenging. Speaking with a home inspector that can give information, that can save time and money, which makes sense. There are search methods used to isolate home, that may come with hidden costs.  When I bought my first home, my uncle was a chief building official in Peachtree city, Georgia. Well, having a family member with the knowledge of home, and building systems, it helped  make the biggest decision of my life and we all know buying a home is a very stressful, and can lead to disappointments as well. The advice my Uncle Tom Carty gave me about purchasing a home gave me knowledge about the home working as a system with other components and the failure of one affected other. His wise teaching  helps me with the  buy of my home, and it provided me with  great interest in  becoming a home inspector. As I follow in his footsteps, I feel led to share with home buyers these fundamental techniques that will be helpful buying a home. Often, I’ve inspected homes that should be careful research  before the home inspection is done. Allow me to help you, before buying a home.

Palm Coast

Palm Coast is an exciting place to live and enjoy the wonderful activities of the warm beautiful nights and provides an atmosphere of peace and relaxation.  With beautiful classic living lifestyle and provides uplifting enjoyment to the entire community with fun activities, nightlife, golfing and dining.

Most home inspectors out-source to local termite inspection companies and actually don’t do the termite inspections. My Realtor partners understand good pricing and good service and I’m proud to serve them.

Realtors Referrals

Are  helpful in providing the customer with  referrals. This referral system helps guide and aid the customer with the understanding of choosing the inspector with the right qualifications.  By providing them with information about  the choosing of the inspector. The inspector must be certified by the Florida department of professional  regulation  and have the knowledge to provide a  detail home inspections.  In addition, be certified to do other insurance inspections as well. It’s important for every home buyer to research the inspector qualifications and decide if the inspector  meets the qualifications and the pricing standards for those inspections.  In addition, buyers have a grace period obtain the inspections requirements within that grace period.  Keep in mind that not every inspector is qualified to do all the inspections that may be needed for the home purchase. So, each inspection the home inspector must be qualified and certified. Such for example,  wind mitigation, 4-point, and wdo inspection require additional certifications. Be wise to choose an inspector that is fully qualified to do all the inspections. This can provide a savings as well be easier in dealing with one inspector. Hope this was helpful and if you have any questions, please call Precise Home Inspections at 386-864-0400 who can offer all these inspections.

Clay Tile Roofs

Home buyers do you allow your home inspector to walk on a clay tile roof during a home inspection? Now, this is an  interesting question for a buyer purchasing a new home. Although, most likely the answer would be yes, which is logical thought. However, many home inspectors state with great claims through video and their websites they inspect all roofs by walking them during their inspection. However, this is misleading the consumer. The experts  suggest that clay tile roofs should not be walked on by humans during the inspection process. The two leading causes are debris and humans. With humans walking the roof there is a great chance that a home inspector can crack a tile roof during the inspections.  Another logical way of inspecting a clay tile roof is with a ladder and binoculars to make sure that no further latent defects can happen during the inspection process. This is inspection process does visual see other defects with close up appearance, such tile slippage,  cracks and other defects. These defects should always be recommended for further evaluation by a roofing contractor. A roofing contractor being skilled professional know with precision how to walk a  clay tile roof. Carefully know what to expect during clay tile roof inspection.

Roof Maintenance tips

Roof symbolizes and is a physical form of, values like safety, security and protection. without a roof, your home is valueless. As a matter of fact, the concept of home without a decent roof is unimaginable. Therefore, it is important.

As Is Contract

Buyers As Is contract is not what you see is what you get. The Property inspection allows the right to cancel no matter what the inspections results are, often I hear from my customers, it’s a Buyers As Is” contract.” Well that maybe so, however, all contracts are negotiable, no matter what the results of the inspection decide. Understanding what the contracts says is important to both buyer and seller.  The buyer  As Is contract is the more acceptable contract, however, what it says determined the outcome. Suggest, a careful review of the contract and make the best decisive base on the home inspection findings and what feels right to move forward. As a Realtor, and being the owner of Precise home inspections, I have a greater understanding of contracts and the property inspection for both buyer and seller. It’s important, to know what the As Is contract says to both seller and buyer, under the contract. So buyers and sellers get a clear understanding of what the contracts says. The contract is what the law abides by. It is our lawmakers that write these contracts, so beware. Consequently, outstanding Realtors understand what the As is contracted says.  knowledge of this contract is important, so when in doubt always consult with a Realtor Estate Attorney. This contract is most acceptable and favorable in the Real Estate industry for buyers and sellers.

Roof Inspection Checklist

Roof inspection checklist…. question, does the house you buy remain beautiful and strong forever. It needs to be properly inspected and maintained. When we talk about repair and maintenance of a house, we often tend to overlook the roof inspection and maintenance. The roof is basically a structure that covers the top of the building, that keeps away unwanted water, moisture, and etc.

What is roof inspection service?

A roof covering inspection basically provides the customer a shield  of protection from future complications. Roof inspection service is an unbiased, professional assessment of the present condition of the roof.

When do you conduct roof inspection?

Proactive Inspection

Prevention is always better than care. It is better to have your roof inspected to prevent unwanted conditions and damages unseen. Having roof inspection  keeps an owner away from having unnecessary problems. Conducting proactive roof inspection saves the owner from a huge financial loss and from hidden issues. Unforeseen leaks can cause serious mold and health issues.

Reactive Inspection

If you hadn’t inspected your roof to prevent future unseen damages, it could result in further complications . Suggest you  hire roof inspector  to inspect the roof thoroughly every five years before your roof potentially requires unnecessary future repairs. One small problem can result in a further expensive situation.

What do you do for roof inspection?

The very first thing you need to do is find the possible areas where the damage is traceable. This is necessary for the reason that whether you do it yourself or contract a roof inspector, first you need to understand what you want to do and where do you start. Roof damage is found  through specialized training and understanding the roof system. Highly recommend hiring a roof inspector.

 How to find roof damage

  • Check your roof if there had been any natural causes like bad storms, hail damage, strong winds etc that might cause roof damage.
  • Check if there has been some leakage from the roof. The signs of leakage sheathing water spots, wet insulation or damp looking framework along with cracking paint. Water leak slowly harms the roof structure.
  • Tiled roofs are still the most unstable and vulnerable to roof damage. These types of roofs can chip or break easily when something is harsh on them. So you need to have a check on them.
  • Last but not the least, get the roof ladder out and have a thorough look over your roof. Even if there has noted that might cause damage to the roof, you would want to check for confirmation.

How do you carry roof inspection?

There are two ways to carry roof inspection service. One way is to do it yourself and the other way is to hire a roof inspector. In these two ways, the better option is to hire a professional contractor.

Why hire a professional roof inspector?

Professional roof inspectors do the following activities:

  • Thorough inspection without leaving any nooks and corners.
  • Fast and reliable inspection.
  • Inspection from professional roof inspector is way more effective than by doing yourself.
  • Knowledge and experience of roof inspector help them notice the areas where our naked eyes can reach. Not only do they see the affected areas, but visualize the areas potential to get affected in near future too.
  • Assurance of safety from future complications.

Therefore, this summarizes all the steps you should take for protecting your roof from probable damages. Roof being a source to give you shades from all the extremes like wind, heat, cold etc, should always be taken proper care of.

Windstorm Mitigation Inspection

Before understanding the need for windstorm mitigation inspection, first, it is important to realize what wind mitigation inspection really means. Wind mitigation inspection aims to determine if the given structure’s condition can survive against strong wind threats.

To put it in simple words, windstorm mitigation inspection protects the structure from extreme conditions like hurricanes. Construction buildings falling apart due to brutal wind is something we are familiar about. And we are aware that these kinds of events require serious attention from us.

Top 6 tips

Top 6 tips for hiring a home inspector, here are some ideas about all those factors that you need to consider while hiring a home inspector. Well, that depends on qualifications of the home inspector and the training . Have a look at the info-graphic below. The cost of the home inspection is not the reason in hiring the home inspector, although the square foot of the heated area is of importance. It’s doing the research when your Realtor suggest a home inspector to do the home inspection. Normally, they give out three inspectors to choose from. However, there are several types of research that are available, that can give the home buyer or seller the home inspectors qualifications, certifications, license and membership of an organization that gives a clear understanding of the hiring of an inspector. There are several home inspector that are qualified to do a home inspection, however, some lack the ability to do certified in the insurance inspections or to do a wdo termite inspections. Home Inspection discounts

Precise Home Inspection discounts are provided when two or more inspections services are requested by our clients.  Reduce inspection rates are applied to our clients when additional services are provided with a home inspection. For example, when the client requests a Wdo termite inspection, 4-point inspection,  or a wind mitigation inspection, these reduce rates apply. Often older homes will require additional home inspections services because of financing, or for insurance reasons. Insurance companies will request the buyer to get a wind mitigation inspection. The reason is, that early homes before the year 2002 may not meet the hurricane standards set by the insurance industry for reducing rates. So to ensure the insurance rates  meet the hurricane standards for the reduce rates  this inspection is requested. However, often older homes were built with hurricane safety, although that’s unknown until a wind mitigation inspection is performed by a home inspector. This is inspection is very important for older homes and should be considered by the buyer. In addition, the termite inspection is a must for the buyers that are financing homes. This inspection will in most cases be requested by the finance company that buyer will need to purchase a wdo termite inspection before approval of the bank loan. These home inspection discounts do apply to the buyers when older homes are being purchased. Precise home inspections offer additional services to help buyers get the  home inspection discounts with a one-stop shop service. Providing all inspections services needed for the consumer.

Important Areas of the Home Inspection

Important areas of the home inspection that must be considered are the roof systems, electrical systems, plumbing systems and Heating and Air conditioning systems. The motive behind the home inspection is the assurance of your safety from future complications.  A home inspection is all about finding hidden problems that could become costly surprises down the road.

 Roof Styles

When it comes to home, people always take a varied perspective in making decisions. In addition to that, people are very sensitive about their homes. Why not? After all, your home is a huge investment not only in terms of money but time and emotions too. Hence, people don’t make any irrational decision which may have a severe impact in the coming years.

Every material, design, labor, and other resource come with a huge cost. Therefore, it is crucial to be pretentious and not be duped. While it is an important decision to purchase a new home, your duty doesn’t end there. You need to maintain the materials and have a timely inspection too. Every aspect of the house may come with a huge cost when you don’t bother to maintain it.

Now, the roof is one of the major concerns for people who own a house. Along with the huge investments, it is also the scope where a majority of homeowners have the least knowledge. And yet, it is the single most important weather protector.

Over time roof systems will deteriorate from severe weather conditions, construction and maintenance, normal wear and material contraction and expansion. If you do not deal with these roof problems, it can damage the building envelope and the interiors. Therefore, roof inspection plays an important role in detecting these roof problems.

Roof Inspection

A roof inspection is the most crucial step that you should consider when buying or selling a home. Some materials are more common in certain areas and certain materials are ideal for different roof types, pitches, and slopes. While others are not ideal for certain roof slopes. In order to carry out roof inspection, it is best to contact a certified roofing inspector. While it is wise to inspect the roof styles, it is more intelligent to inspect the roofing materials as well.

The type of material used is one of the key considerations to base the roof inspection. Some of the most popular types of roofing materials are:

  • Asphalt shingles
  • Wood shingles and shakes
  • Clay and Concrete tiles
  • Slate
  • Metal

Roof Inspections for Different Roofing materials

Asphalt Shingles

Asphalt shingles are the most commonly used roofing material in the United States. Over 75% of American roofs have asphalt shingles due to low cost, ease of installation, and resiliency. It can be used for any roofing style provided that the environment fits the roofing material. Though it is the cheapest option, it has the worst environment track record.

Roof Inspection for Asphalt Shingles:

  • Visually inspect your roof for cracked, torn, bald or missing shingles.
  • Watch out for an excessive amount of shingle granules which looks like large grains of sand in the gutters. This is a crucial indicator of advanced wear.
  • Check out the interior of your roofs for different signs of water leakage, dark spots and outside light showing through the roof.
  • Asphalt shingles aren’t fire resistant. So, you need to be careful.

Wood Shingles & Shakes

Wood shingles and shakes can be purchased in cedar, redwood, southern pine and other woods, cedar being the most costly. Wood shingles are cut by machine, while wood shakes are handmade and have a rougher look. They can be best used on steeply pitched roofs that allow for water run-off. In terms of cost, wood shingles are expensive. It requires frequent maintenance.

Roof Inspection for Wood shingles and shakes

  • Check out for the rot, split and mold.
  • Examine the drainage and make sure gutters and downspouts are securely attached. Also, make sure all the drains are open and allow water to exit, and all gutters and downspouts are free of debris.
  • Watch out for damage from termites, carpenter ants or other wood-boring pests.
  • Wood shingles may not be suitable for humid climate as well as dry. Therefore, you need to check if this type of shingles is suitable for your location.

Clay Roof Tiles

Clay Roof tiles are very heavy and require additional roof framing. They are non-combustible and extremely durable. Clay roof tiles can come in lighter colors, which adhere to the cool roof standards and can reflect well over 50% of the sun’s solar energy.

Clay tiles provide outstanding protection from fire, rot, insects, and the toughest weather elements. They are also very fragile and must handle them properly when repairing and replacing it. Clay roof tiles are usually used to enhance exterior style.

Concrete Roof Tiles

Concrete roof tiles offer elegant, enduring aesthetics for your home decor. Concrete tiles are versatile and provide greater protection to your home. These flexible tiles come in many different hues, shapes, textures and styles that they don’t even look like tiles at all.

Concrete roof tiles are heavy; therefore, your building must be able to handle the high weight of the materials.  Concrete roof tiles are a popular choice for roof covering in South Florida and they have been for decades.

Roof Inspection for Clay & Concrete Roof Tiles

  • Look for the broken or cracked tiles. Do not walk on the roof while conducting a roof inspection. Clay and concrete tile roofs can last up to 100 years, but individual tiles can break easily. The broken tiles can be replaced, but only by a specialist.
  • Scan the roof for loose material or wears around the chimneys, vents, pipes or other penetrations.
  • Do not forget to check the interiors of your roofs. You can trace the problems properly from the inside than from outside.

Slate Roof

Slate roof has a beautiful as well as distinctive appearance. Although it is very heavy, the slate roof is non-leaching and will last for hundreds of years. It is easy to repair and recycle slate roofs. This type of roofing is not recommended for hotter locations. The slate roofs get even hotter during the hotter seasons because of its dark color.

Roof Inspection for Slate Roof

  • Visually inspect your slate roof for cracked, torn, bald or missing slates.
  • Check for the roof interiors.
  • In the case of any defects, take the help from a specialist to repair it.

Metal Roofing

Metal roofing is usually more expensive than composition roofing, but less expensive than tile or slate roofs. It is made out of coated steel, copper, or aluminum. It can also be made out of recycled metal. The metal roofs are fire retardant, energy efficient, durable, environmentally friendly and close to maintenance free. Metal roofing is good for pitched and flat roofs. Metal roofs can withstand many factors.

Roof Inspection for Metal Roofing

  • Metal roofing materials that are attached as large panels tend to expand and contract with the change in the weather conditions. They should be properly installed with fasteners to allow the metal to “breathe”.
  • Check out for the color inconsistency in metal.
  • Check out for the water accumulation. If the water is accumulated in any parts, then it eventually causes severe damage. Metals may be prone to rust. Take the necessary precautions and remedies to prevent rusting and further lower down the possible damages.

You could use the right roof materials by simply realizing the environmental state. Some pros and cons could then be brainstormed.

Choosing the right roofing material for your new home is a major decision that many new homeowners overlook. They assume their builder is going to install the best material to meet their needs. It is a good idea to know what options might be available depending on your style and cost requirements. However, it is best when you do your own research.

Lastly, there are a vast number of contractors, materials, and manufacturers available to the homeowners.  Following a couple of key roof inspection checklist when selecting a roof inspector can eliminate many of the questions and concerns that arise with such a significant purchase. Do a thorough investigation with regards to the specific roof type desired. Sheer ignorance on the roof materials and roof styles can leave you stranded and disturb your daily operation.

Taking care of your roofs on time simply resolves more than half of the housing problems. More problems would only resonate if the roofs are left on their own. So, buckle up and sharp up, and don’t let yourself get drowned by the problems.

Now, get ready to take care and not leave them alone.

Why are Home Inspections Important?

Septic Systems

septic system is a mini water treatment plan which is responsible for holding, treatment and disposal of household water-waste. Household water-waste contains bacteria, harmful chemicals, and viruses which may affect our health adversely. In order to protect ourselves from such health hazards, installing septic system is necessary.

How does septic system work?

A typical septic system has four main components: a drainage pipe, a septic tank, a drain field, and the soil. The septic tank is a buried, watertight container where the initial process of water-waste treatment takes place. The septic tank is typically made of concrete, fiberglass, or polyethylene.

Septic tank has a major role of holding the water-waste long enough to allow solids to disintegrate, and oil and grease to float to the surface. The partially purified water-waste is then discharged into the drain field for further treatment. Compartments and a T-shaped outlet in the septic tank prevent the sludge and scum from leaving the tank and flowing into the drain field area. Micro-organisms in the soil provide final treatment by removing harmful bacteria, viruses, and nutrients.

Most contaminants of the water-waste are digested and removed by the microbes. The microbes-purified water finally reaches the groundwater.

Information for Homeowners

Homeowners are the sole caretaker of the septic system. As a home owner, it is your responsibility to maintain your septic system. All the homeowners must be well aware of the working principle of septic system, its importance and maintenance. In order to lessen the problems of the septic system, it is crucial to not only know the working principle but also how to maintain it regularly. Proper septic system maintenance will help keep the system up and running, and fulfill the purpose of your investment. Failing septic systems can contaminate the ground water and also pollute nearby rivers, lakes and coastal waters.

How do I maintain my septic system?

Inspect and Pump frequently

You should have your septic system inspected at least every three years by a professional, and your tank pumped accordingly. Your service provider should inspect for the leaks as well as the scum and sludge layers in the septic tank. Under the guidance of an inspector, you will know how often pumping is required. When the septic tank is pumped regularly, after prescribed time intervals, the septic tank is at less risk.

Use water efficiently

Most of the problems in septic system arise when water is used carelessly. If we use less water then there will be less water-waste. Leaky toilets can waste as much as 200 gallons each day. The more water a household conserves, the less water enters the septic system. Dripping faucets add a lot of unnecessary water to your septic system. Therefore, it is recommended to use water efficiently and be careful about leaks and drips.

Watch your drains

The next important step is to take care of your drainage system. Do not flush any material that could clog and damage septic system. The things such as floss, feminine hygiene products, diapers, cotton swabs, cigarette butts, coffee grounds, cat litter, paper towels, and other kitchen and bathroom waste could pose a great threat to the septic system. In addition, flushing household chemicals can stress or destroy the biological treatment taking place in the system, as well as contaminate surface waters and groundwater.

Why should I maintain my septic system?

Maintaining septic system is quite crucial, despite the fact that it’s troublesome. It can save you from many health-related and environmental issues in the long run. The maintenance could be costly and time-consuming in the beginning. But all these troubles seem completely justified when compared to the ultimate damage, a failing septic system can cause.

When a system fails, it lands up contaminating the under-ground water, which unfortunately is the drinking water source for many. Drinking contaminated water can put your health at great risks. Further, it pollutes the soil. Contaminated water and polluted soil degrade the environment immensely. But when septic systems are in proper working order, most of the health issues and environmental hazards are reduced or eliminated.

Here are few important reasons why maintaining the septic system is important.

Save Money

One of the main reasons to maintain the septic system is to save money. Once your septic system fails, it is expensive to repair or replace the entire system. The various components must be thoroughly checked surmounting huge cost. It is therefore recommended to maintain your septic system by inspecting it every three years. However, the decision of when to inspect totally depends on the size of the system and a number of people living in your house.

You can choose whether to replace the entire septic system or maintain it by having a regular inspection of your septic tank. Septic system maintenance is definitely important to avoid the costly repair as well as for hygienic living.

Protect Health and Environment

Another good reason to maintain the septic system is to protect health and environment. The household waste comprises of harmful chemicals, which, if left unfiltered, can spread contagious diseases. Clean water sources are one way to keep the viruses and bacteria at bay. We can only protect our health and environment when household wastes are treated. In order to treat them, it is necessary to have our septic systems maintained regularly.

Things to keep in mind

  • Plant only grass over and near your septic system. Roots from nearby trees or shrubs might clog and damage the drain field.
  • Don’t drive or park vehicles on any part of your septic system. It can lead to serious damages in septic system components such as soil and pipes.
  • Keep roof drains, basement sump pump drains, and other rainwater and surface water drainage systems away from the drain field.

Roof Styles- Everything you need to know

People have experimented with roofs to create various forms. Throughout history, the styles of roofs have shaped the architectural style of a house. You can credit the laws of physics for the varied possibilities in bringing out the elegant roofing designs. Except its laws, nothing can stop you from structuring your roof with your favorite designs, styles and shapes.

Modular and Manufactured Homes

Modular and Manufactured Homes

Modular homes are constructed in factories in the form of modules. They are then taken to the site to be fixed and joined for use. Whereas manufactured homes are constructed as a unit in the factory, then, transported to the site for use. The manufactured homes have various advantages in terms of mobility and affordability, over modular homes.

Modular homes

A modular home is a home constructed in multiple sections in a factory in the form of modules. It is built to the same building codes, followed by conventional site-builders, and is transported to the new home site, where it is placed on a permanent foundation. Modular homes comprise of the manufacturer, builder, and installer. They play major roles in the process of manufacturing the modular homes. Modular homes arrive as block segments or modules and are neatly assembled, using cranes, into homes. These are almost indistinguishable when compared to the ones built on-site. Wind and rain do not cause construction delays or warp building materials.

 Modular home Process

The Factory/ Manufacturer

Modular homes are built in a factory setting, where raw materials, design, and assembly personnel are brought together in a controlled environment to create the product. Construction within a factory eliminates the possibility of damage from weather and allows all materials to be assembled in a protected, climate-controlled environment.

The Builder/Seller

The modular manufacturer generally does not sell directly to the home buyer. Instead, home buyers purchase a modular home from a modular builder, who is responsible for working with the buyer to determine the type and design of home they want. The modular builder then orders the home from the manufacturer. The modular builder is not an agent of the manufacturer, but an independent business owner.

Customization

The home purchaser chooses the type and design that best suits their needs. Home purchasers are given a varied choice in style and size options. Modular homes are totally customized and no two houses are the same.

Construction and Plan Review

Before manufacturer constructs a house, all building plans are reviewed and approved. The construction plan must pass the strict structural standard.

Final Assembly

After the builder orders the home from the manufacturer, the builders are provided with specifications. The builders then build the foundation based on those specifications. After building its foundation, the house is taken to the site and installed.

 Benefits of Modular Homes

  • Limited number of subcontractors
  • Inspection and regulation
  • Superior construction
  • Reduced construction time

Drawbacks of Modular Homes

  • Transporting costs high
  • High chances of damage to modular units
  • Chances of not meeting the building standard code

Manufactured homes

Manufactured homes, also known as factory-built homes, pre-cut homes, factory-made homes, and mobile homes are residences that are built in a factory and then transported to sites of use.  Nearly every other component of the home is completed and only some of the finishing touches are given when they arrive on site.

Manufactured homes are relatively inexpensive, small, and are held to less stringent standards than modular and site-built homes. Their obvious advantages are their mobility and affordability, factors that allow buyers to make home purchases without a serious monetary or geographical commitment.

Benefits of Manufactured Homes

  • They are affordable
  • Factory built homes can be built on site within two days.
  • Less space to maintain and clean
  • Could have required amenities

Drawbacks of Manufactured Homes

  • Easily damaged by severe weather
  • Tend to lose value over time because they are difficult to expand or improve
  • Do not block the outside noises
  • Lacks important financial benefits

Despite their manufacturing process, modular homes are essentially the same as homes that are built on-site. They are treated the same under the law, and their basic structural features are almost indistinguishable from site-built homes, once assembled. Manufactured homes are relatively small and inexpensive. They are mobile residences that require a smaller commitment than is required by modular and site-built homes. It is important to understand the differences between these home types in order to reduce the influence of stigmas, misrepresentation and ignorance.

Electrical Safety Tips

Our body is composed of 70% water which makes us a good conductor of electricity. Electrical fires claim the lives of more than 500 Americans each year, and injure more than 2300 people. This fact is convincing enough for us to strive towards taking care of ourselves and take precautions from dangerous electrical hazards.

Mistakes To Avoid

Home is the biggest treasure everyone wishes for. Buying a home is not easy as it requires a huge investment. For most of us, our home is the cornerstone of our life. It is where you and your family feel safe and secure. So before you make a deal, you should inspect the house completely to make sure it is safe for you and your family to live in.

A home inspection is one of the major steps in a real estate purchase. Whether you are buying or selling a home, the first step is to conduct thorough home inspection from the certified home inspectors. Just like your body needs a regular medical checkup, your home also requires inspection, to ensure smooth living.

However, most of the buyers face problems after home inspections, especially after everything is settled. The buyers either end up blaming the home inspectors for their neglected work or blame the realtors qualifying them as a fraud.  It is not only the responsibility of the realtors or the home inspectors to look out for the loopholes. You need to participate in every minor detail and events to let your mistake not turn into regret. Take a look at top 5 home inspections mistakes to avoid.

Mistakes to avoid

Getting Cheap Inspection

Some home buyers fail to understand the consequence of getting cheap inspection services. When you have already crossed a mountain to buy your dream home, there is nothing wrong in spending a small fraction of your home price to ensure that your home is safe. Moreover, a home inspection is the one last solution to fix everything before they become a problem. Hire a certified home inspector for quality home inspection to make sure you live your life undisturbed.

Not getting qualified home inspectors

Most of the buyers simply follow their realtors’ instruction on hiring a home inspector. If you are not confident about the recommended home inspectors, you should simply do your own research and request a quote from various property inspectors before hiring one. Instead of complaining in the end, it is best to use your knowledge when you have time. Hire only the certified home inspectors. Check their license and membership card. Usually, Inter-NACHI certified home inspectors are the qualified to inspect your home. Watch out from frauds.

Not following home inspectors recommendations

Though it is true that home buyers are ripped off by the uncertified inspectors, it is equally true that home buyers do not follow any of the recommendations provided by the inspectors. It is crucial that you follow the suggestion provided by the home inspectors. One should know that home inspectors are the neutral party. Therefore, it is in our best interest to get the problem fixed on time. So, when the home inspectors suggest on different house aspects, do not ignore. It is your responsibility to deal with the issues on time.

Expecting the home inspectors to forecast accurately

Don’t expect your home inspectors to be a psychic, no matter how experienced or skilled they are. They cannot predict anything or when your system will fail. Just because you don’t see visible signs of malfunction at the time of inspection, doesn’t mean your system will run for few more years. An air conditioning unit usually only lasts for 10 years and if yours is 11 years old that’s the information you can expect from your inspector. They won’t be able to tell you when your system will actually fail or stop working. This is when you will need to get in touch with people who know more about each specific system.

Not Inspecting the New Construction

If your home is brand new you might think you don’t have to inspect your home. Homebuyers tend to believe that because the home is new, it will pass all local codes and ordinances and that everything is in perfect shape. Well, that’s not always the case. Unfortunately, many contractors will take shortcuts to make their jobs easier and in turn, hurt the structural integrity of the home. Don’t assume that your contractor has done everything right just because the home passed the code.  A home inspector is going to look deeper into the home and also look at different things than your local building inspector will. These differences can literally make your investment sink or swim.

A home inspection is the most important steps you should take before purchasing any home. Hire a professionally qualified and certified property inspector to perform a complete home inspection. So next time you are buying, selling or simply following a routine inspection check on your home, make sure you do not make any of these mistakes.

Septic System

Septic systems treat and disperse relatively small volumes of wastewater from people and a small number of homes and commercial buildings. Septic system regulation is usually a state and local responsibility. The EPA provides information to homeowners and helps to state and local governments to improve the management of septic systems to prevent failures that could harm human health and water quality.

How does it work?

A typical septic system has four main components: a pipe from the home, a septic tank, a drain-field, and the soil. Microbes in the soil digest and remove most contaminants from wastewater before it eventually reaches groundwater. The septic tank is a buried, watertight container typically made of concrete, fiberglass, or polyethylene. It holds the wastewater long enough to allow solids to settle out (forming sludge), and oil and grease to float to the surface (as scum). It also allows partial decomposition of the solid materials. Compartments and a T-shaped outlet in the septic tank prevent the sludge and scum from leaving the tank and traveling into the drain field area. Screens are also recommended to keep solids from entering the drain field. The wastewater exits the septic tank and discharges into the drain-field for further treatment by the soil. Micro-organisms in the soil give last treatment by removing harmful bacteria, viruses, and nutrients.

Your septic system is your responsibility!

Did you know that, as a homeowner, you’re responsible for maintaining your septic system? Did you know that maintaining your septic system protects your investment in your home? Did you know that you should periodically inspect your system and pump out your septic tank? If properly designed, constructed and maintained, your septic system can give long-term, effective treatment of household wastewater. If your septic system isn’t maintained, you might need to replace it, costing you thousands of dollars. A malfunctioning system can contaminate groundwater that might be a source of drinking water. And if you sell your home, your septic system must be in good working order.

Information for Homeowners

If your septic tank failed, or you know someone whose did, you are not alone. As a homeowner, you are responsible for maintaining your septic system. Proper septic system maintenance will help keep your system from failing and will help keep up your investment in your home. Failing septic systems can contaminate the ground water that you and your neighbors drink and can pollute nearby rivers, lakes and coastal waters.

Ten simple steps you can take to keep your septic system working properly:

  • Locate your septic tank and drain field. Keep a drawing of these locations in your records.
  • Has your septic system inspected at least every three years? Hire an inspector trained in septic inspections.
  • Pump your septic tank as needed (generally, every three to five years).
  • Don’t dispose of household hazardous waste in sinks or toilets.
  • Keep other household items, such as dental floss, feminine hygiene products, condoms, diapers, and cat litter out of your system.
  • Use water efficiently.
  • Plant only grass over and near your septic system. Roots from nearby trees or shrubs might clog and damage the system. Also, do not apply manure or fertilizers over the drain-field.
  • Keep vehicles and livestock off your septic system. The weight can damage the pipes and tank, and your system may not drain properly under the compacted soil.
  • Keep gutters and basement sump pumps from draining into or near your septic system.
  • Check with your local health department before using additives. Commercial septic tank additives do not cut the need for periodic pumping and can be harmful to your system.

Pump often…

You should have your septic system inspected at least every three years by a professional, and have your tank pumped as necessary (generally every three to five years).

Use water efficiently…

Average indoor water use in the typical single-family home is almost 70 gallons per person per day. Dripping faucets can waste about 2,000 gallons of water each year. Leaky toilets can waste as much as 200 gallons each day. The more water a household conserves, the less water enters the septic system.

Flush responsibly…

Dental floss, feminine hygiene products, condoms, diapers, cotton swabs, cigarette butts, coffee grounds, cat litter, paper towels, and other kitchen and bathroom waste can clog and potentially damage septic system components. Flushing household chemicals, gasoline, oil, pesticides, antifreeze, and paint can stress or destroy the biological treatment taking place in the system, as well as contaminate surface waters and groundwater.

How do I keep up my septic system?

  • Plant only grass over and near your septic system. Roots from nearby trees or shrubs might clog and damage the drain field.
  • Don’t drive or park vehicles on any part of your septic system. Doing so can compact the soil in your drain field or damage the pipes, the tank or other septic system components.
  • Keep roof drains, basement sump pump drains, and other rainwater and surface water drainage systems away from the drain field. Flooding the drain field with excessive water slows down or stops treatment processes and can cause plumbing fixtures to back up.

Why should I keep up my septic system?

A key reason to keep up your septic system is to save money! Failing septic systems are expensive to repair or replace, and poor maintenance is often the culprit. Having your septic system inspected (at least every three years) is a bargain when you consider the cost of replacing the entire system. Your system will need pumping every three to five years, depending on how many people live in the house and the size of the system. An unusable septic system or one in disrepair will lower your property’s value and could pose a legal liability. Other good reasons for safe treatment of sewage include preventing the spread of infection and disease and protecting water resources. Typical pollutants in household wastewater are nitrogen phosphorus, and disease-causing bacteria and viruses. Nitrogen and phosphorus are aquatic plant nutrients that can cause unsightly algae blooms. Pathogens can cause communicable diseases through direct or indirect body contact, or ingestion of contaminated water or shellfish. If a septic system is working properly, it will effectively remove most of these pollutants.

Electrical Safety

Electricity is an essential part of our lives and electrical safety is of most importance. However, it has the potential to cause great harm. Electrical systems will function almost indefinitely, if properly installed and not overloaded or physically abused. Electrical fires in our homes claim the lives of 485 Americans each year and injure 2,305 more. Some of these fires are caused by electrical system failures and appliance defects, but many more are caused by the misuse and poor maintenance of electrical appliances, incorrectly installed wiring, and overloaded circuits and extension cords. Some safety tips to remember:

How do I maintain my septic system?

  • Never use anything but the proper fuse to protect a circuit.
  • Find and correct overloaded circuits.
  • Never place extension cords under rugs or through walls.
  • Outlets near water should be GFCI-type outlets.
  • Don’t allow trees near power lines to be climbed.
  • Keep ladders, kites, equipment and anything else away from overhead power lines.

Electrical Panels

Electricity enters the home through a control panel and a main switch where one can shut off all the power in an emergency. These panels are usually located in the basement. Control panels use either fuses or circuit breakers. Install the correct fuses for the panel. Never use a higher-numbered fuse or a metallic item, such as a penny. If fuses are used and there is a stoppage in power, look for the broken metal strip in the top of a blown fuse. Replace the fuse with a new one marked with the correct amperage. Reset circuit breakers from “off” to “on.” Be sure to investigate why the fuse or circuit blew. Possible causes include frayed wires, overloaded outlets, or defective appliances. Never overload a circuit with high-wattage appliances. Check the wattage on appliance labels. If there is frayed insulation or a broken wire, a dangerous short circuit may result and cause a fire. If power stoppages continue or if a frayed or broken wire is found, contact an electrician.

Keep electrical panels accessible. In case of emergency, you should be able to get access to the main shut off breaker.

Outlets and Extension Cords

Make sure all electrical receptacles or outlets are three-hole, grounded outlets. If there is water in the area, there should be a GFCI or ground-fault circuit interrupter outlet. All outdoor outlets should be GFCIs. There should be ample electrical capacity to run equipment without tripping circuit breakers or blowing fuses. Minimize extension cord use. Never place them under rugs or through walls. Use extension cords sparingly and check them periodically. Use the proper electrical cord for the job, and put safety plugs in unused outlets.

Electrical Appliances

Appliances need to be treated with respect and care. They need room to breathe. Avoid enclosing them in a cabinet without proper openings, and do not store papers around them. Level appliances so they do not tip. Washers and dryers should be checked often. Their movement can put undue stress on electrical connections. If any appliance or device gives off a tingling shock, turn it off, unplug it, and have a qualified person correct the problem. Shocks can be fatal. Never insert metal objects into appliances without unplugging them. Check appliances periodically to spot worn or cracked insulation, loose terminals, corroded wires, defective parts and any other components that might not work correctly. Replace these appliances or have them repaired by a person qualified to do so.

Electrical Heating Equipment

Portable electrical heating equipment may be used in the home as a supplement to the home heating system. Caution must be taken when using these heating supplements. Keep them away from combustibles, and make sure they cannot be tipped over. Keep electrical heating equipment in good working condition. Do not use them in bathrooms because of the risk of contact with water and electrocution. Many people use electric blankets in their homes. They will work well if they are kept in good condition. Look for cracks and breaks in the wiring, plugs and connectors. Look for charred spots on both sides. Many things can cause electric blankets to overheat. They include other bedding placed on top of them, pets sleeping on top of them, and putting things on top of the blanket when it is in use. Folding the blankets can also bend the coils and cause overheating.

Children

Electricity is important to the workings of the home, but can be dangerous, especially to children. Electrical safety needs to be taught to children early on. Safety plugs should be inserted in unused outlets when toddlers are in the home. Make sure all outlets in the home have face plates. Teach children not to put things into electrical outlets and not to chew on electrical cords. Keep electrical wiring boxes locked. Do not allow children to come in contact with power lines outside. Never allow them to climb trees near power lines, utility poles or high tension towers.

Electricity and Water

A body can act like a lightning rod and carry the current to the ground. People are good conductors of electricity, particularly when standing in water or on a damp floor. Never use any electrical appliance in the tub or shower. Never touch an electric cord or appliance with wet hands. Do not use electrical appliances in damp areas or while standing on damp floors. In areas where water is present, use outlets with GFCIs. Shocks can be fatal.

Animal Hazards

Mice and other rodents can chew on electrical wires and damage them. If rodents are suspected or known to be in the home, be aware of the damage they may cause, and take measures to get rid of them.

Outside Hazards

There are several electrical hazards outside the home. Be aware of overhead and underground power lines. People have been electrocuted when an object they are moving has come in contact with the overhead power lines. Keep ladders, antennae, kites and poles away from power lines leading to the house and other buildings. Do not plant trees, shrubs or bushes under power lines or near underground power lines. Never build a swimming pool or other structure under the power line leading to your house. Before digging, learn the location of underground power lines.

Do not climb power poles or transmission towers. Never let anyone shoot or throw stones at insulators. If you have an animal trapped in a tree or on the roof near electric lines, phone your utility company. Do not take a chance of electrocuting yourself. Be aware of weather conditions when installing and working with electrical appliances. Never use electrical power tools or appliances with rain overhead or water underfoot. Use only outdoor lights, fixtures and extension cords. Plug into outlets with a GFCI. Downed power lines are extremely dangerous. If you see a downed power line, call the electric company, and warn others to stay away. If a power line hits your car while you are in it, stay inside unless the car catches fire. If the car catches fire, jump clear without touching metal and the ground at the same time.

MORE SAFETY PRECAUTIONS:

  • Routinely check your electrical appliances and wiring.
  • Frayed wires can cause fires. Replace all worn, old and damaged appliance cords immediately.
  • Use electrical extension cords wisely and don’t overload them.
  • Keep electrical appliances away from wet floors and counters; pay special care to electrical appliances in the bathroom and kitchen.
  • Don’t allow children to play with or around electrical appliances, such as space heaters, irons and hair dryers.
  • Keep clothes, curtains and other potentially combustible items at least 3 feet from all heaters.
  • If an appliance has a three-prong plug, use it only in a three-slot outlet. Never force it to fit into a two-slot outlet or extension cord.
  • Never overload extension cords or wall sockets.
  • Immediately shut off, then professionally replace, light switches that are hot to the touch, as well as lights that flicker. Use safety closures to childproof electrical outlets.
  • Check your electrical tools regularly for signs of wear. If the cords are frayed or cracked, replace them. Replace any tool if it causes even small electrical shocks, overheats, shorts out or gives off smoke or sparks.

Modular or Manufactured Home

Thinking about buying modular or manufactured home. Know the difference between modular or manufactured home, to make an informed decision in the purpose of these type homes.

While the terms “modular home” and “manufactured home” refer to two very different things, they are sometimes used interchangeably. Perhaps some of this confusion stems from the fact that modular homes are, in fact, manufactured (“manufactured” might be an unfortunate label.) Also, traditional “site-built” homes are not necessarily better than modular homes, despite the stigma associated with their assembly line origin. Everyone (especially inspectors, who make their living examining residences) should understand the distinguishing features of these two types of houses.

Modular Home

Modular homes are residences constructed entirely in factories and transported to their sites on flatbed trucks.  Built under controlled conditions and must meet strict quality-control requirements before delivery. They arrive as block segments and are neatly assembled, using cranes, into homes that are almost indistinguishable from comparable ones built on-site. Wind and rain do not cause construction delays or warp building materials. In addition, modular homes:

  • Must conform to the same local, state and regional building codes as homes built on-site
  • Considered the same by banks as homes built on-site. They are easily refinanced, for example
  • Follow the same market trends as site-built houses
  • Must be structurally approved by inspectors
  • Can be of any size, although the block sections from which assembled are uniformly sized
  • are often more basic than homes built on-site
  • are highly customizable. Design is usually decided by the buyer before construction has begun; and
  • Generally, take eight to 14 weeks to build. Differing from a site-built home, which the foundation is formed prior to the construction of the home.

Modular homes manufacturers claim that they’re indoor, environmentally controlled construction affords them greater strength and resilience than homes built on-site. Constructed using more precise building techniques and with more building material than comparable site-built residences. One reason for this is the construction must withstand the stress of highway transport. A study by FEMA found that modular homes withstood the wind and water from Hurricane Andrew better than most other homes in the area.  In addition, take less time to build than site-built homes, are more energy-efficient, and generally, cost less.

Manufactured Home

The term “manufactured home” is the most recent label for what was once called “mobile homes” or “trailers.” They are relatively inexpensive, small, and are held to less stringent standards than modular and site-built homes. Their obvious advantages are their mobility and affordability, factors that allow buyers to make home purchases without a serious monetary or geographical commitment. They are available in three sizes that escalate as follows: “single-wide,” “double-wide” and “triple-wide.” In addition, manufactured homes:

  • conform only to Housing and Urban Development (HUD) code. Each home has a red tag that confirms that the unit has been manufactured and code compliance.
  • Don’t have to be structural inspected
  • Manufactured in sections at factories
  • Never built more than one story
  • No foundation
  • Tend to lose value over time because they are difficult to expand or improve
  • Transported to the site on their own wheels
  • Transported on steel chassis that are never removed;
  • Placed on property owned by others, such as public land that lease.
  • Finance differently from modular and on-site built homes, and are rarely custom-designed. The buyer can choose from homes that have already been built and receive it within days.

Despite their manufacturing process, modular homes are essentially the same as homes that are built on-site. Considered under the same law, and their basic structural features are almost indistinguishable from site-built homes, once assembled. Manufactured homes are relatively small, inexpensive, and have a smaller commitment than that is required by modular and site-built homes. It is important to understand the differences between these home types and to be informed of the differences.

Home Inspection

What is a Home Inspection?

A home inspection is a professional, complete visual examination of the all the systems and physical structural elements of a home. Our emphasis is on identifying existing or potential problems that would affect a purchasers buying decision.

Why do I need a Home Inspection?

A home is the largest purchase most people will ever make. It only makes sense to find out as much as you can about the house you are interested in before you buy. That way you can avoid costly surprise repairs and problems with your new home. Our report will also advise you of what maintenance is required to keep your home in top condition. A professional inspection will give you a clear picture of the many systems and structural elements that make up the property. If you are selling your home, a listing inspection will point out any potential problems that might be uncovered later by the buyers inspector. Finding them early will allow you to address them before listing your home, making for a faster and smoother sale.

What does a Home Inspection include?

Our standard inspection report covers all the major systems and structural elements of the house. This includes the condition of the homes heating and air conditioning systems, plumbing and electrical systems, roof, foundation, attic and visible insulation, walls, doors, windows and all visible structures.

Do I need to be there during the Inspection?

No, you arent required to be there for the inspection. But we highly recommend that you be present. Its a valuable learning experience for most people and will help you get the most benefit from the inspection. By following the inspector you can ask questions directly and the inspector can explain maintenance tips for specific areas. We feel youll be able to best understand the finished report and get the most benefit from it by having been there during the inspection.

How long will the Inspection take?

The time will vary depending on both the size and condition of the home. For most homes, 2-3 hours is pretty typical. But for larger homes, or homes in poor condition, it may take longer.

Does a newly constructed home need an Inspection?

Absolutely. A professional inspection of a new home is important. We can spot potential problems early, while they are still easy to correct. Its especially valuable to arrange an inspection before the interior walls are finished. As building professionals, we may find problem areas where the builder has taken shortcuts or not done good work.

Why cant I do the Inspection myself?

Chances are that even if you are very familiar with home construction, you still dont have the knowledge, training and experience of a professional Home Inspector. Weve inspected thousands of homes. We are not only familiar with all the systems of a home, and how they work and need to be maintained, but we also know what to look for to tell us that they are getting ready to fail. But beyond the technical expertise and experience a professional inspector brings, it is important to remember that the inspector remains an impartial third party. If you are involved in buying or selling a house, its impossible for you to remain completely unemotional about the house, and this may cloud your judgment. The professional inspector will provide an objective outside reporting of the facts.

What if the Inspection uncovers problems?

Our report will tell you the condition of the house, including needed repairs and expenses. No house is going to be perfect. It is up to you to decide how any problems the inspection uncovers might affect your decision to purchase. If major problems are discovered, you may want to try negotiating with the seller to have them repaired before closing the deal. Or perhaps the seller will lower the price, or offer more favorable contract terms. In the end, the decision rests with you, but knowing about potential problems, before you buy, gives you the power to negotiate and make the best decisions.

Will you fix the problems you find during the Inspection?

No. The code of ethics of National Association of Certified Home Inspectors prohibits its members from doing repair work on properties they inspect. This assures that there will never be any conflict of interest by the inspector. Our purpose is to provide an unbiased, objective third party report on the condition of the home.

No, you aren’t required to be there for the inspection. But we highly recommend that you be present. It’s a valuable learning experience for most people and will help you get the most benefit from the inspection.

It’s especially valuable to arrange an inspection before the interior walls are finished. As building professionals, we may find problem areas where the builder has taken shortcuts or not done good work.

Why can’t I do the Inspection myself?

Chances are that even if you are very familiar with home construction, you still dont have the knowledge, training and experience of a professional Home Inspector. Weve inspected thousands of homes. We are not only familiar with all the systems of a home, and how they work and need to be maintained, but we also know what to look for to tell us that they are getting ready to fail. But beyond the technical expertise and experience a professional inspector brings, it is important to remember that the inspector remains an impartial third party. If you are involved in buying or selling a house, it’s impossible for you to remain completely unemotional about the house, and this may cloud your judgment.
